Terms and conditions for renting the Property at 1224 Wolf Creek, as set out on this website. By making a reservation for the property, you agree to these terms and conditions. Please read them carefully before making your booking.

1. Reservation and Payment:
   1. a. Reservations can be made online through the website, and payments are made through a secure payment gateway.
   2. b. A 50% deposit is required at the time of booking, and the remaining 50% must be paid no later than 10 days prior to the check-in date.
   3. c. If the reservation is made within 30 days of the check-in date, full payment is required at the time of booking.
2. Cancellation Policy:
   1. a. If you cancel your reservation more than 30 days prior to the check-in date, you will receive a full refund, less a $100 administrative fee.
   2. b. If you cancel your reservation less than 30 days prior to the check-in date, you will not be entitled to any refund.

3. Security Deposit:
   1. a. A $500 security deposit is required at the time of booking and will be refunded within 14 days of the checkout date, provided there is no damage to the villa or its contents.
   2. b. Any damage to the property or its contents will be deducted from the security deposit, and the renter will be responsible for any additional costs.

4. Check-in and Check-out:
   1. a. Check-in time is 4:00 PM on the day of arrival, and check-out time is 11:00 AM on the day of departure.
   2. b. Early check-in or late check-out may be available upon request, subject to availability and additional charges.
5. Occupancy:
   1. a. The maximum occupancy for the property is 16 guests, including children.
   2. b. The renter must be at least 25 years old and must be present during the entire rental period.
   3. c. Parties and events are not allowed on the premises without prior written approval.

6. Amenities and Services:
   1. a. The property is fully furnished and equipped with linens, towels, and kitchenware.
   2. b. Basic cleaning supplies are provided, and the property will be cleaned before and after each rental.
   3. c. Additional cleaning services are available upon request, subject to availability and additional charges.
   4. d. The property includes internet access and streaming television.

7. Liability:
   1. a. The renter assumes full responsibility for any damage or loss to the property or its contents during the rental period.
   2. b. The owner and the property manager will not be liable for any injury, loss, or damage to persons or property arising from the use of the villa or its facilities.
   3. c. The renter agrees to indemnify and hold the owner and the property manager harmless from any and all claims, damages, or expenses arising from the renter’s use of the property.
8. Governing Law:
   1. a. These terms and conditions are governed by the laws of the state of California.
   2. b. Any disputes arising from the rental of the property will be resolved in the courts of the state California or through arbitration.
